  • Project Phasing and Implementation assistance 

  • Provide review of 558 Report and set up project planning

  • Provide project plan of action to clients prior to project assignments

  • Provide assistance during interview for selection of engineers and contractors

  • Assist during the design phase, provide information and clarification to owners

  • Coordinate, schedule and attend pre-bids on behalf of Associations

  • Review of bid documents prior to bidding phase

  • Coordinate, schedule and conduct bid openings during Board meetings

  • Review of Bids and scope of work.   

  • Review of references and assistance in preparation of tabulations

  • Recommendation to Board for selection

  • Negotiation assistance between Contractor and Association. 

  • Review of agreements on behalf of Association with Legal department

  • Attend Construction meetings to provide updates and progress 

  • Informational meetings monthly to Association and Homeowners 

  • Attend to Building related emergencies as requested

  • Onsite inspections

  • Review of Pay applications for approvals

  • Verification of change orders proposed on behalf of the Association 

  • Ensure project closeout documents are in place to include agency final inspections, warranties, releases of lien, etc.

  • Communications with insurance carriers on behalf of Associations for extensions, renewals  and questions on open claims.  

  • Communication with government agencies and officials in relations to unsafe structure and other code compliance related issues to include but not limited to:

  • Violations extensions

  • Hearings

  • Fines Mitigations

  • Case Dismissal

  • Assessment of building reserve study components to verify life expectancy vs. reserves monetary in place.
